Montclif, FCP Acquire Hamilton Square in Downtown Washington, D.C. for $126.0 Million


Investment represents first joint venture together since Montclif’s launch and is consistent with its strategy to buy high-quality institutional office and mixed-use assets at cyclical lows

Washington, D.C. (August 31, 2026) – Montclif and FCP® are pleased to announce the $126.0 million acquisition of Hamilton Square, a nine-story, 278,000 square-foot mixed-use asset located at 600 14th Street NW, just one block east of the U.S. Treasury and the White House. Hamilton Square marks Montclif’s first joint venture since its launch in April 2026 and is among the largest commercial office transactions in Washington, D.C., in 2026.

Completed in 1929 as a high-end department store and later repositioned as Class-A office space, Hamilton Square pairs iconic Art Deco architecture with modern building systems and amenities. The property features loft ceiling heights reaching nearly 16’ on certain floors, a 12,500-square-foot rooftop terrace and conference facility, an expansive fitness center and bike room, and a trophy-quality lobby. The ground-floor retail is anchored by The Hamilton restaurant and music venue, a top-ten-grossing restaurant, and the recently opened Giordiano’s. The building’s office tenancy includes several Fortune 100 firms such as GE and IBM, as well as Convene’s flagship DC location, which hosts upscale corporate events and provides workplace solutions for several prominent tech, AI and professional service companies.

Montclif and FCP extend their appreciation to Tim McDonald and Collins Ege of Eastdil Secured Savills (ESS), who represented the seller in the transaction, as well as Nick Seidenberg and Axel Azcue, also of ESS, for sourcing acquisition financing provided by affiliates of Apollo Global Management. Stream’s Kyle Luby, John Klinke and Joe Reilly have been engaged to lease and manage the asset on behalf of the venture.
