Sylvan Supply, the gateway to Nashville’s vibrant Sylvan Park by Third & Urban and FCP®, will welcome a slate of new businesses this summer and is creating new space for an existing tenant. It has also reached a long-term agreement for a former pop-up eatery.
The adaptation of the former Madison Mill on Charlotte Avenue is adding a new “jewel-box” building connected to the main courtyard for Barista Parlor, providing abundant indoor and outdoor seating. Barista Parlor is planned to open in September 2021. The new space designed by Dryden Architecture strategically bridges the gap between the lower courtyard retail locations of Radish, Bearded Iris and Punk Wok with the upper level of Woodland Wine Merchants.
Otaku Ramen opened a pop-up location in Sylvan Supply in the fall focused on delivery and to-go in response to COVID-19. It exceeded expectations and owner Sarah Gavin signed a long-term lease, making Otaku Ramen West a permanent fixture.
Three new businesses are joining Sylvan Supply, including seafood restaurant Red Perch, Beauty School Salon and Elà Mar Med Spa. All are expected to open in the summer or early fall.
“We are excited to continue to expand what is already a great group of retail tenants by announcing Red Perch, Elà Mar Spa and Beauty School Salon are coming to Sylvan Supply,” said Chris Faussemagne, Partner, Third & Urban. “Despite some significant headwinds, we have delivered an open-air, historic renovation project that continues to draw tremendous community and business support.”
Red Perch is Cameron Payne’s fresh, fast-service seafood concept with a focus on Australian fish and chips. Elà Mar is a medical esthetics boutique specializing in non-surgical cosmetic treatments and skin care. Beauty School Salon is a new salon from the Parlour & Juke team in East Nashville.
“Sylvan Supply continues to outpace expectations, both in its success attracting office use tenants and in the vibrancy it can provide through the retailers and restaurants,” said FCP Vice President for Commercial Asset Management, Sarah Hubbard. “We believe this adaptive reuse development will be a flagship example of the rebirth and repurposing of historic or obsolete buildings.”
The second location of popular Nashville craft brewery Bearded Iris Taproom is the anchor of the Sylvan Park project. With a large, spacious outdoor patio, it is preparing to open once the county updates COVID regulations. Sylvan Supply will be home to the brewery’s first R&D and lager programs, which will focus on small-batch experimental offerings, as well as a ramen shop from Black Dynasty Secret Ramen House.
Businesses in Sylvan Supply include Accenture, Keller Williams Realty Nashville, Radish Kitchen, Row House, Green Pea Salon, Another Broken Egg, Bricktops corporate office and Woodland Wine Merchant.
“Third & Urban and FCP are continuing to establish the vision we had for Sylvan Park. The continued success and momentum of Sylvan Supply shows seeking a better use for the historic structures was the right direction for the revitalization of the Charlotte Avenue corridor,” said Nashville city councilwoman Kathleen Murphy.
The design by Centric Architecture and landscape architect Hodgson Douglas uses outdoor corridors and terraces with greenspace to connect the eight buildings and to foster a collaborative and active environment. The project has approximately 162,000 square feet of class-A creative office space, as well as over 32,000 square feet of curated dining, boutique fitness and other retail spaces and is now more than 80% leased.
