Local Nashville Hot Spots Join Creative Office Project on Charlotte Ave.
A popular taproom and brewery and a next wave coffee shop are coming to Sylvan Supply, Third & Urban and FCP℠’s adaptive re-use of a 96-year-old mill in the Charlotte Avenue corridor in Sylvan Park.
Named for Tennessee’s state flower, Bearded Iris Brewing is a beloved local brewery with a loyal following. It will be changing things up at this new outpost, focusing on hyper-small R&D batches exclusive to the location and light fare. In addition, they will be serving up the rest of the Bearded Iris beer portfolio the community has come to know and love.
Barista Parlor is a third-wave coffee shop focused on clarity, roasting with an emphasis on sweetness and brewing with a focus on framing both of these qualities in a beautiful cup of coffee. It will also offer a breakfast program on par with its coffee. Similar to Bearded Iris Brewing, Barista Parlor is a Nashville company with a strong commitment to serving local neighborhoods.
Both businesses place an emphasis on their space, preferring authentic, adaptive reuse buildings in historic areas to new product. Sylvan Supply is targeting curated, local retail to establish a sense of place and creative vibe as a base for office tenants and neighbors.
“Bearded Iris Brewing and Barista Parlor fit perfectly with the creative concept of Sylvan Supply,” said Chris Faussemagne, partner, Third & Urban. “Both are ideal places to stop off after work or to meet clients for lunch or dinner. These businesses will also greatly benefit from our location between Sylvan Park and Sylvan Heights.”
Sylvan Supply is the former Madison Mill on Charlotte Avenue. The existing property is being divided into six buildings connected by open corridors and terraces providing outdoor workspaces for tenants. The project will have 130,700 square feet of creative office space featuring open floor plans, large windows and highly-amenitized outdoor space, as well as 32,850 square feet of curated dining and shopping.
Originally used to create high-quality wood products, Sylvan Supply is being purposefully renovated to reflect the history and heritage of the property. The existing buildings are being repurposed to attract companies that want to be close to Nashville’s central business district and encourage a creative, innovative culture.
Bearded Iris Brewing and Barista Parlor are expected to open early next year. Elliott Kyle represented Sylvan Supply on these transactions.
