FCP's commercial team brings decades of experience and a highly disciplined approach to investing to what can be a complex sector.  We target well-located office, retail, industrial and self storage properties throughout the East Coast that are in need of recapitalization, re-positioning and/or re-development. Our ready access to equity, debt or mezzanine capital through our Fund and our skilled in-house teams allow us to quickly execute varied transactions with complex financing and operating challenges. We also provide equity and mezzanine capital for new development. Over the last four years, FCP has executed transactions on approximately 3.2 million square feet of commercial assets.

Recent examples of FCP’s commercial investments include:

  • Joint venture development equity for a $70 million preleased special purpose investment with a complex lease structure in Frederick, MD
  • Joint venture equity for a $52 million downtown Washington, DC office building on a transit authority ground lease with an institutional investor who needed a quick exit
  • Preferred equity for a $59 million 1960’s office building repositioning in Northern Virginia in need of capital for quick debt pay off and renovation proceeds
  • Equity investments in two note purchases on partially completed retail centers with a total capitalization of $50 million, now being completed and leased
  • Joint venture development equity for a $12 million self-storage re-development in a rapidly growing Washington, DC submarket
